Pre-design

inc. Project Briefing and analysis

The initial step of any project is a project brief. We as specialists need to understand the scope and scale of the project. During this stage, we make an initial assessment of site conditions and constraints including site visits and meeting with our clients & initial check of regulatory requirements.

Concept Design

(Where ideas are brought to life)

Concept design stage consist of Schematic Design and a more elaborated Concept Stage.

During the Concept Design stage, we are formulating preliminary design ideas that meet the architectural brief. We work on the building form, scale, and appearance of the building keeping in mind the context and surroundings. We engage builders and cost estimators for budget advice at this stage.

Design Development

(Where design gets personal) 

The design development stage involves refining the approved design concept into a detailed package that includes plans, elevations, and 3D renderings. Coordinating with specialist consultants, providing material schedules, and attending meetings with authorities is also important part of this stage. It is critical to the success of any project as it transforms the concept into a detailed design tailored to you.

Construction Documentation

(Making Proposed Design buildable) 

The Building Permit stage includes the preparation of a set of architectural construction documents for obtaining a building permit which includes details that define the detailed requirements for the construction of the building. We will work closely with external consultants and manage the project delivery.

When complete, these documents may be used to call tenders or negotiate prices with the builder.

Development application

(Town Planning)

(Working with local authorities) 

Some projects will require a planning or development application in accordance with the local council or planning authority. During this stage, we develop the approved concept design and provide documentation for the planning approval. We will coordinate the work of specialist consultants, provide a schedule of proposed materials and finishes, review the developed design against budget. On the completion of the stage, we provide you with drafted to-scale drawings that illustrate the project. These drawings will specifically define the site plan, floor plans, exterior elevations, and schedules. This is also the set of drawings that will be issued to accompany the planning/development application.

Tender Preparation (Preparing and managing Builder selection)

At this stage we are searching for a suitable builder through a tender process.

Construction

Author’s Supervision: Architectural Supervision & Contract Administration

At this stage we are acting as your ambassador on the building site, making sure that every aspect of yours and our previous work is implemented correctly. Professional oversight minimizes errors and delays, ensuring smooth construction.

PRE-DESIGN assessment

 We start every project with our very own PRE-DESIGN assessment & DUE DILIGENCE consultation. This is an approach to ensure that each project is set for success from the beginning. There are no identical projects, and we need to understand all your goals, ideas and dreams and explain to you what’s involved in the process of achieving them. 

This is a comprehensive assessment of your site which includes a footprint sketch of your development options and a review of neighborhood character.
